OVERVIEW The facilities of the Longshore Club Park in Westport needed to be upgraded while maintaining access to the park for residents. Our ability to self-perform excavation made Verdi the most cost-effective and capable choice. Despite winter and coastal weather conditions, Verdi completed the project on-time and under budget.

OBJECTIVE
Upgrade existing facility for increased and year-round use.

CIRCUMSTANCES
A six-month municipal project to upgrade a 4,000 square foot pavilion used for year-round recreation, including complete food service kitchen/concession, administration offices, public restrooms, outdoor seating, lockers, tennis and winter ice hockey (Zamboni parking in building, integrated/heated clear plastic curtain wall system for seating/dressing in winter).

Verdi won the bid to complete the project with an extremely tight budget. We needed to maintain open lines of communication to a committee of more than ten people daily, including the Town Engineer who was also the Clerk of Works and inspected the project daily for compliance with contract documents, code, etc.

This wouldn't be a closed work site, but an active community resource throughout the project. During the spring/summer months, we temporarily relocated the existing tennis and sailing club parking to allow for new construction of drainage systems, parking lot and pavilion. All while maintaining access to tennis courts, sailing club, walking paths, etc. Through the winter we maintained access to the adjacent tennis court which was professionally converted to an ice hockey rink.

CHALLENGE
Verdi created a safe work zone while also maintaining access to all of the Town amenities that remained open year round. This included the fact that the project was inside the Town Club Park and driveway access was literally through the public golf course. On top of these challenges, coastal weather conditions were a constant issue.

KEYS TO SUCCESS
Verdi's ability to self-perform excavation and our established relationship with the architect contributed to a smooth and predictable project.

OUTCOME
Verdi completed the project under budget and in plenty of time for the building dedication planned for June 1, 2002. We exceeded the Town's expectations as stated in their letter.
